The term 'Во́тчина' refers to a feudal land ownership, passed down through generations, which comes with the right to sell, mortgage, or donate the land, as well as the dependant serfs. A 'Во́тчина' consisted of the landholding (land, buildings, and inventory) and the rights over the serfs.
